“2014 was a busy year for the company as we accelerate development at The Beacon in Hull and Green Park in Newport, creating a firm foundation for further progress in 2015, In addition, we also celebrated the 50th anniversary of the business. Progress at The Beacon, Green Park and Ozone was fuelled by further injection of funding from the European Regional Development Fund (ERDF), which will help deliver the best new office, industrial and warehouse space in the region.”
Our Developments
The Beacon Hull:
Development has continued to flow smoothly on the headquarter office and leisure park The Beacon, in Hull, over the past year. What started as a speculative development and one where plenty of risks were concerned in terms of developing an entirely new business park from scratch, the site has become home to global leisure operators KFC and Costa Coffee, as well as a Marston’s pub and restaurant; The Red Sails Carvery. More importantly, 2014 saw the first two office buildings (comprising over 25,000 sq.ft combined) constructed and occupied by City Health Care Partnership in Office 1, and Interbulk Group in Office 2. Interbulk has moved its global dry bulk headquarters to The Beacon, and we are very proud to have been able to provide Interbulk with its brand new head-quarter facility.
This year The Beacon will see a brand new drive-thru restaurant built on Plot 2 along with a further 25,000 sq.ft of high quality, grade A office space in the form of Offices 3 & 4. An 18,000 sq.ft hybrid facility for office and industrial use on Plot 6 is also due to be developed. With a shortage of Grade A quality office space in Hull & East Yorkshire, we recognise that the best businesses need the best buildings to grow.
We are expecting this premium office and leisure business park will be fully developed by the end of 2015.
Green Park Newport:
Over the past year, the new 18 acre business park of formerly developed land, situated off Junction 38 on the M62, has made great progress and contractors are currently on site constructing to 10 unique Eco-Offices of 450-900 sq.ft each and a 20,000 sq.ft Eco-Industrial unit by April 2015; comprising the first phase of development. Green Park is also a speculative development which again has been part funded by ERDF. The Eco Offices will offer small businesses in the area to buy or rent an energy efficient, high quality office of 450 sq.ft or 900 sq.ft. The industrial and warehouse space of 10,000-20,000 sq.ft will offer a business a new building in a prime location, with great access to the motorway network. Green Park will be established in next few years as a hub for business in the Newport/North Cave areas and the rest of the land will be developed in the near future to provide more office, industrial, warehouse and leisure space in this growing employment area, so keep an eye out!
Ozone Howden:
Since works began 2006, Ozone Business Park in Howden has been recognised for its great location and access to the motorway networks, becoming home to giants Warburtons, Image Data Group and more recently in 2014, global delivery company TNT. Ozone Business Park has fully serviced plots available between 1 and 6 acres, with Design & Build packages available or simple sale of the plots. Situated on the doorstep of the M62, Ozone Business Park offers the best quality and efficient industrial and warehousing facilities in the growing Goole/Howden business hub.
What’s in store for 2015?
We are very excited by the amount of speculative development completed in 2014 and carried forward in our development pipeline for 2015.
